GENERAL CONDITIONS FOR RENTING A HOME AND WELLNESS CORNER (18.4.2023)
The general conditions and terms apply to the reservation of the Holiday House Podhamer, located at Nunska graba 5a, 9240 Ljutomer. The operator of the houses is the company Sebastian Rudolf s.p., located at Prešernova ulica 28, 9240 Ljutomer.
The company is not liable to pay value-added tax (VAT), therefore, tax is not charged according to the 1st paragraph of Article 94 of the Value Added Tax Act – ZDDV-1.
Booking
When booking the house, you pay a 30% advance payment of the total accommodation amount. The remaining 70% is paid 7 days before arrival.
After completing the reservation (30% advance payment of the total accommodation value), you will receive a “voucher” by email with all the reservation information.
By making a partial or full payment, you confirm that you have read the general conditions and terms of the rental and agree to them.
You can cancel the reservation free of charge up to 15 days before arrival. For cancellations between 15 days and 5 days before arrival, the amount of the paid advance payment is retained. For cancellations within 5 days of arrival or if you do not show up on the day of arrival, the full amount of the reservation will be charged.
On the day of departure, the guests have to leave the accommodation the latest at 11:00, in order that the host have time to prepare it for the next guests arriving at 15:00. The guests have the obligation to leave the accommodation in the same condition as they found it, tidy and undamaged.
Turist tax
Anyone staying overnight in Slovenia has to pay a tourist tax. Tourist tax is not included in the rental price and it has to be paid upon arrival if not paid before.

Wellness
The use of the wellness (spa) area is not included in the accommodation price. Guests of the houses have a discounted price of wellness – 50€ for a 4-hours use of the wellness corner. Four hours of wellness cannot be divided into multiple visits.
Accommodation
The price of accommodation in the holiday house ranges from €110 to €185 per night, depending on the number of guests and the tourist season.
The price of accommodation includes: electricity consumption, heating, bed linen, use of the kitchen and all utensils, free parking, billiards game (Marijan House), TV and radio, barbecue, washing machine, dryer, WiFi, iron and ironing table, hairdryer, bread oven, use of hammocks, sun loungers, towels and final cleaning.
Do not attempt to solve any malfunctions or issues in the cottages by yourself, but immediately notify the owner of the cottages at the following phone number: +386 41 343 656 – Sebastian.
Persons who are not registered are not allowed to enter the house, except with the knowledge of the host.
Guests receive the keys to the holiday house in a previously agreed manner, the same applies upon departure.
According to Slovenian law smoking is forbidden in closed areas – house / rooms, bathrooms and in the common area. Please smoke outside and dispose of your cigarettes in the ashtray and later into a trash outside the house (ecological island).
Parties or events are not allowed in the accommodation.
The host is available to the guests during their stay for any information and assistance they may need. In case of any complain about the quality of the accommodation we advise to contact us directly.
The guests are obliged to take care of their personal things and valuables left in the house. The same applies to vehicles. The host will not be responsible in case of any disappearance or damage.
The host do not have the right to enter in the rented accommodation during the absence of the guests, except to stop damages or a danger occurring in the accommodation. In this case they have to inform the guests about it as soon as they come back at the accommodation.
If the host has any reason to believe that house rules are violated, the guests have to let them enter in the accommodation in order to check the situation.
General conditions state that bringing pets in the accommodation is not allowed. The host have the right to cancel the reservation if guest brings pets without his knowledge.
Guests who intentionally or accidentally damage the property, will have to reimburse the host full amount of the occurred damage.
Firefighting notices are located in the hallways so please read them and abide them.
